The months just before summer are when a small issue is still a small issue. By the time Dubai is consistently over 45°C, the same fault is an emergency, and it is competing for an appointment with everyone else's emergency too. A short pre-summer pass through the house changes which category it falls into.
AC
This is the one system where "wait and see" is most expensive. A filter clean and a pressure check before peak load catches a slow refrigerant leak or a weak capacitor while it is still a scheduled visit, rather than an emergency call placed during the weeks everyone else is calling too. See AC maintenance and repair.
Plumbing
Outdoor taps and any irrigation lines are worth checking for small leaks before watering demand goes up for summer — a drip that was barely noticeable in winter becomes a real loss once a garden is being watered daily. Indoors, a water heater that has been limping along all year is worth having looked at before it is needed constantly.
Electrical
If an extra AC unit, a second fridge, or more fans have been added to a circuit since it was last checked, it is worth confirming the load before summer puts that circuit under its heaviest use of the year. See electrical work and lighting.
Outdoors
A pergola or shade structure is worth a quick look at its fixings before the strongest summer winds, and outdoor flooring around a pool is worth checking for anywhere it has become slippery or uncomfortably hot underfoot — see outdoor flooring.
The timing argument
None of this is urgent in April. That is exactly the point: the busiest months for every maintenance company in Dubai are also the months when it is hardest to get a same-week appointment, so going through this list in spring, before anything is actually broken, is what keeps it a scheduled visit instead of an emergency one.
If you only have one afternoon
Pull and check the AC filter, test that outdoor taps and the water heater are not dripping, and glance at any circuit that has had something new added to it this year. That is not a substitute for the full pass above, but it catches the three failures most likely to turn into an emergency call once summer load hits.
